Technical Specification of Pine Valley Town Houses
Structure: All of the building structures will be of Seismic Reinforced Concrete as stated in the project plans and drawings.
Walls: Perforated clay building bricks will be used for all the internal and external walls of the buildings as stated in the project plans and drawings. Brick sizes will be 25cm × 10cm × 30cm.
Wall Finishings: External Walls: 3 layers of cement based plaster will appropriately be applied. Special care will be taken to obtain smooth finishing, proper corners and edges. Before the application of undercoat paint, all the walls will be rubbed down smoothly and any cracks will be cut down and filled. After the application of undercoat, a thin layer of paste will be applied and rubbed down again where necessary. 3 layers of acrylic based paint will be applied for finishing. There will be no visible brush or roller marks once the painting finishes.
Internal Walls: 3 layers of cement based plaster will appropriately be applied and rubbed down to obatain a smooth surface. Special care will be taken to get proper corners and edges. Before the application of undercoat paint, all the walls will be rubbed down smoothly and any cracks will be cut down and filled. After the application of undercoat, a thin layer of paste will be applied and rubbed down again where necessary. 3 layers of plastic based paint will be applied for finishing. Ceilings: Since plywood forming will be used for the structure of the ceilings, there will be some roughness or blemishes at the joints of the plywoods and the corners only. These will be rubbed down in order to have compeletely smooth surfaces. Cement based ready made paste will be applied (Sıvateks, Bimteks or equivalent) and surfaces will be rubbed down and cleaned to have them ready for painting. After the application of undercoat, a thin layer of paste will be applied and rubbed down again where necessary. 3 layers of plastic based paint will be applied for finishing. There will be no visible brush or roller marks once the painting finishes.
Wet Surfaces: Bathrooms,WCs and the spaces between the kitchen top and bottom cupboards will be ceramic tiles on top of two layers of cement based plaster.. The ceramic tiles will be left in the water for at least 24 hours before use and then will be fixed with 3 milimeter space between them. The kitchen ceramic tiles’ value will be up to 15$/SqM. At least 3 alternative of colour and/or type will be presented to the management for their approval before use.
Floor Coverings: Floors of entrance, entrace hall, kitchen, sitting room, all corridors, bathrooms, bedrooms and WCs will be covered with ceramic tiles in an appropriate way. There will also be 7 cm high skirting boards fixed where necessary from the same materials. The ceramic tiles will be left in the water for at least 24 hours before use. Sample of ceramic tiles will be presented to the management for their approval before use. (The ceramic tiles’ value will be up to 10$/SqM).
All the bathrooms and the WCs at the first floor will have 3 mm polyester reinforced isolation on top of 8cm concrete leveling alum.
All outdoor terrace floors, balconies and the ladder areas will be paved with first class non slip marble. These places will also be 12 cm high skirting boards fixed from the same material
Doors and Windows: The entrance door will be manufactured from massive material and will be traditional type painted in a colour which will be decided by the management. Handles of the doors, stoppers, locks and the hinges will be of the quality of Hafele or equivalent. The management’s approval of the samples provided is required before use of these materials.
All internal doors will be MDF type of which the colour and the details will be determined by the management. Internal doors’ handles, stoppers, locks and the hinges will be of the quality of Hafele or equivalent.
All the external doors and windows (except the entrance door) will be double glazed blue coloured aluminium, complete with all fixtures and fittings like locks, handles, felts etc. Cross section aluminium details will be submitted to the management for approval. All the applications will be started after the approval of the management.
Pergolas: All the pergolas and the balcony rails will be made thimber white wash colour and placed in accordance with the original plans and drawings. All the pergolas will be made out of first class Swedish wood and will be painted with appropriate wood protector.
All the kitchen cupboards will be made from laminated material as stated in the original plans and drawings. There will be adequate number of shelves,drawers, dust bin and plate shelves. The hinges will be submerged type. The kitchen sinks will be stainless steel with 1 + ½ bowl. Colours of the cupboards and drawers’ handles will be chosen by the management.
Sanitary Wear: All the shower units, toilets and lavatories will be fixed appropriately according to the Show house They will all be complete and in good working order . All the lavatories will be of the pedestal type. All showers will be complete with glass cabin, water mixer and showerhead etc. All armatures will be of first class crom plated type. All the water mixers and taps will be one handle type. Each bathroom and WC will have a toilet paper holder ,soap holder, etagere, one long and one short towel bar.
Roof Terrace: On the roof terrace there will be Shower, Barbeque, Sink and Wall Lights on the side walls. Also roof terrace tiles will be non slip.
Mechanical Works: Each town house will have a boiler and solar heating unit. Internal hot and cold water piping will be plastic and the external hot and cold water piping will be of galvanized iron piping. All the waste water pipings will be plastic as stated in the project plans and drawings. Rain water drainage piping will also be plastic and will be fixed outside the buildings.
For the roof terrace waterproofing 2 coats installation material (or equivalent material) will be used. The main water supply for the site will be provided by the contractor.
The waste water systems will be in good working order and the treatment of the waste water will be done in accordance with the relavant environmental rules and regulations.
Electrical Works: All the electrical works will be done according to the British Standards and as stated in the electrical project. All the materials used will be EMO ( Chamber of Electrical Engineers) approved. In addition a communal stand by jenerator for the emergency power requirements of the whole site with an output power of 385 KVA will be installed. It will always be ready to provide emergency power supply automatically with a change over mechanism whenever there is a power cut.
The infrastucture of the main electricity supply to the site and the transmission unit will provided by the contractor.
Communal Swimming Pools: The communal swimming pools will be built according to the architectual and mechanical projects. The internal tiling of the pools will be done after the selection of colour and size by the management out of the samples provided by the contractor. Sun bathing area’s floor covering will be gravel faced non slip precast terrazo tiles with the sizes of 40 cm X 40 cm.
Ballance tank and it’s room floor will have a concrete alum floor covering.
There will be a 7 cm high skirting board applications where necessary from the same material of the floor covering.
All external walls will be painted appropriately with acrylic paints and all internal walls will be painted appropriately with plastic paints.
Ground Arrangements: The road front part of the project area will have Local Authority approved pavements. There will be car parks as stated in the project. Adequate pedestrian pavements between the buidings with adequate lighting will be built. There will be appropriate wire and iron fencing will be erected surrounding the project area with the exception of road front. A resonable area of grass (turf) together with the watering system will also be provided.
